The uniqueness of Terravita is apparent in everything from the development of the community name to the creation of its land plan. The original name is taken from the Latin words for Land and Life. Throughout the development of Terravita's environmentally sensitive layout, the "harmony of land and life" has been the foundation on which it's built. An Overview of the Terravita Community
Terravita is comprised of 823 acres designed to accommodate a varied population of full- and part-time residents of all ages. Terravita real estate features a wide variety of homes and lot sizes to meet most residential needs. Inside this gated community you'll find a diverse selection of exterior designs and options for the interior of your home. Each neighborhood features homes arranged in enclaves where most every home is nestled up to the golf course or the natural desert environment.
Residents enjoy a casual indoor/outdoor lifestyle as well as a fully-featured amenity program that provides for a truly unique experience. Championship golf, Clubhouse facilities, a Health and Fitness Center, Swim and Tennis Center, as well as subtly placed walking and jogging trails that wind throughout the community, all make a fun, healthy way of living easy to achieve. In addition, Terravita's close proximity to a variety of shopping, dining, and other attractions at the Terravita Marketplace helps to make everything more convenient.
Terravita Real Estate: Land Preservation and Protection
In order to protect, preserve and enhance the natural beauty of the surrounding high Sonoran Desert, several steps have been taken to minimize Terravita's impact. The architectural planning, site selection and construction techniques have all been carefully designed to give structures a minimal impact visually while harmonizing with the environment.
Through every step of the development process, including everything from landscaping to golf course irrigation, all standards of the Scottsdale Environmentally Sensitive Land Ordinance (ESLO) have been met or exceeded. Terravita's single-story design goes beyond the ESLO guidelines with utilization of materials, colors and forms that reflect the natural desert in conjunction with low-pitched, non-reflective flat tile roofs.
The delicate native desert climate that surrounds the Terravita community is thoroughly integrated into the neighborhood landscaping. Indigenous or approved drought-tolerant trees, shrubs and ground cover make up each lot. As an added level of desert plant life protection, Terravita has implemented a comprehensive native plant relocation program. Through this program, Terravita's development includes over 1,100 mature trees and cacti to be salvaged and distributed throughout the community.
The Development Team at Terravita

Studio API and Bob Bacon, its highly respected principal, are the architects responsible for the Sales and Design Center, Clubhouse and the entrance to the community. The championship golf course at Terravita has been designed by PGA Hall of Fame member Billy Casper and Greg Nash. Bowden Design Group has developed the landscape and overall environmental development plans. From the very beginning, each member of the design team has tirelessly worked together to stay true to Terravita's design principles.
